Rental Rules

To have a comfortable and enjoyable stay at our private rental homes, please follow our guidelines and Rental Rules below. Any violation of these rules or damage to the property will result in immediate eviction and loss of the Damage Deposit. Please read and follow the rental rules carefully to avoid any inconvenience. Thank you.

Damage Deposit – A Damage Deposit is required upon check-in and does not apply to rent. All rental units are inspected before and after each occupant. Rental guests are responsible for damages incurred due to misuse, negligence, or missing items, over and above normal wear and tear. Rental guests are reminded to leave the unit in the same condition it was found or additional repair and or cleaning fees may be deducted from your damage deposit. The rental agent/owner has the last say regarding deductions. Keys are to be left on the kitchen counter and garbage decals on the refrigerator. These items need to be returned for the next guest so please don’t forget or you will be charged.

Check-in time is at 4:00 PM on your day of arrival. Please do not arrive at the office early in anticipation of making your final payment and getting the keys to your rental. Your envelope with your key will be ready at 4:00 pm and there is no one in the building to assist you.

Checkout Time is at 10:00 AM. Please ensure you adhere to the departure time as scheduled. Every home must be thoroughly cleaned and inspected before the next guest arrives. We need time to prepare for the next renter. Failure to comply with the specified Checkout time may result in a deduction from your damage deposit.

Key Pick-UpUpon arrival at Old Forge, you need to go to Julie Liddle’s Adirondack Vacation Rental Homes Inc. office located at
2973 State Rt. 28 (Main Street) Old Forge
. If you are traveling north, the building is on the left-hand side just past Keyes Pancake House. It is a brown building on the corner. You will pick up your key in my key pickup box. This box is located on the porch on the wall. Your name will be on an envelope inside the box. Please take your envelope and read what is inside before you leave. If you have any questions, please give me a call at 315-369-6321. Leave a message if no one answers. This phone is checked often. Your rental home address is listed in the paperwork that was emailed to you. You can get directions with a GPS.

Cancellation Policy If you need to cancel your reservation at any time, the rental agent will try their best to rebook the same time slot with another renter. In case the agent is unable to rent the same time slot to another renter, the rental deposit will be forfeited. To rebook the full amount of the original reservation is required. Partial times do not count as full bookings, and there is no refund for partial bookings. If the agent can rebook the same time slot with another renter, a $100.00 cancellation fee will apply. This fee will be deducted from your credit card and the remainder will be credited back to you.

Capacity Home – (the number on your confirmation letter.)

The capacity of this home is limited to _____ people. No additional day or night guests are allowed above this maximum number. Violation may result in eviction and/or loss of your security deposit.

No Pets Our vacation rental homes have a strict policy against allowing rental guests pets. We kindly request you advise your family and friends to leave their pets at home. Failure to comply with this policy may result in eviction or the loss of your damage deposit. Thank you for your understanding.

No SmokingPlease respect the owner’s home. Do Not Smoke in or around the house or on porches. You will be charged if a smoke smell is present in the home.

Amenities Each home is privately owned & offers unique amenities. They are all equipped with cooking and eating utensils, and small appliances. The renter needs to bring sheets, towels, and blankets. Pillows are provided. Availability of TVs, cable, Smart TVs, radios, WIFI, phone, BBQ grill, washer & dryer, kitchen items, lawn and deck furniture, picnic table, outside fire pits, etc. varies from property to property and is not guaranteed.

Renters Provide Renters need to provide sheets, towels, blankets, clear garbage bags, and paper products. These items will NOT be provided at the home.

Remedy Limitations/Errors and OmissionsIn case the rental property is unavailable due to fire, acts of nature, or other conditions, the sole liability of the owner will be refunded of consideration tendered by the renter for the time the property is unavailable. The information contained herein is subject to errors and omissions. Property availability is subject to prior booking, sale, or withdrawal without notice. Each home is privately owned so items and offerings can change from time to time without notice and are not always guaranteed.

Upon ArrivalUpon arrival at your rental property, please report any damage or other negative conditions to your rental agent. Each home is inspected thoroughly following each departure. Any item that is broken or missing on the interior or exterior will be assessed on a case-by-case basis. The decision of the owner and/or rental agent will be final, and the cost of the damage may be withheld from the damage deposit.

WaterWater systems are typically supplied by a well and served by a septic tank. Please Do Not flush disposable napkins, diapers, or anything other than toilet paper down the toilets. Please use a lined wastebasket for such disposals. Do Not run water unnecessarily. If the power goes out at the home, please Do Not flush toilets until power is restored.

SwimmingSwimming is at your own risk. Do not leave children unattended. Swim with a buddy.

WIFI Password – Passwords will be on the refrigerator or the modem WIFI box.

Garbage Info – IMPORTANT Please ensure that all garbage is removed from the home when you leave. There’s a charge of $25.00 per bag for any garbage left behind. Dispose of all garbage, inside and outside the home, in a recycled manner, place it in clear garbage bags, and take it to the Town of Webb Transfer Station. There should be a laminated Town of Webb Transfer Station decal on the refrigerator of your rental home, which you can use when you drop off garbage at the Town of Webb Transfer Station. Remember to return the laminated decal to the refrigerator when you leave, as failing to do so will result in a $100.00 fine. The homeowner only gets one decal for rental guests from the town, so it must be shared. If the decal is not left by the previous guest, you will need to purchase $2.00 stickers for each bag of garbage at the Tourist Information Center at 3140 St. Rt. 28 in the town of Old Forge. This is a new law, and I don’t have access to replacement decals. Also, note the town of Old Forge has a garbage pick-up day, so please only set your garbage out on the morning of the pick-up day to prevent wildlife from getting into it. Garbage pick-up days are listed on the refrigerator of each rental home. All other garbage from your stay must be taken to the transfer station located in Old Forge at 300 McCauley Mountain Road. Anyone in the town of Inlet will need to go to the Inlet Transfer Station no permit required, located on Limekiln Road in Inlet.

WildlifeThe Adirondacks are rich in wildlife. Please respect their natural habitat by not feeding deer, bears, loons, or other animals. While wild animals may seem docile, especially bear, please remember their behavior is unpredictable. Admire their beauty and take photos from a distance and please respect the delicate balance of nature by protecting their safety and yours. Do keep all Garbage out of their reach.

FiresFires are to be kept under control. Outdoor fires and ashes must be doused with water if you plan to leave them unattended. Outdoor fires are not permitted unless there is a designated spot for them. Fires made in indoor fireplaces are to be kept small. Do not burn pine in indoor fireplaces or wood stoves. Know the location of fire extinguishers. Do not cut down any trees/limbs on the property for firewood.

Parking Vehicles may be parked on the rental property only. Please do not intrude on neighboring areas or do not park on lawns or wells. Telephones – Cell service is offered in the area however it can be spotty and is not guaranteed.

Quiet EnjoymentPlease respect everyone’s right to peacefulness. Loud noises and intrusive behavior are not permitted. Evening quiet hours are set after 10:00 pm. Unruly behavior may cause immediate eviction and forfeiture of all monies paid.

Departure – The following items need to be addressed before you leave the home, please.

  • Vacuum
  • Pick up inside and outside of the
  • Wash and put away dishes.
  • Clean out the refrigerator.
  • Pick up inside and outside of the
  • Remove all the garbage.
  • If you move any furniture inside or outside, please put it back.
  • Any extraordinary cleaning or moving of furniture that must be done after you depart the premises may result in a deduction of your damage deposit.
  • Turn Off all electrical appliances and lights upon departure. Leave the heat on in the winter to at least 55 degrees.
  • Keys are to be left on the kitchen table and the garbage decal back on the refrigerator. Please do not leave the keys or decals in any other location. Failure to do this may result in a key and or decal charge.

The foregoing information is to maintain the quality of our vacation homes and to make sure your stay is as enjoyable as possible. Naturally, there may be other questions you have or problems that may arise. Please contact your rental agent to discuss any matters.
