Terms and Conditions

To ensure a pleasant stay at our private rental homes, you must adhere to our obligations, restrictions, terms, and Rental Rules. The information provided below will help you understand these guidelines better. Any violation of these rules, or damage to the property or its contents, may result in immediate eviction and additional fees. Therefore, please read and follow carefully. Thank you.

Check-in time 4:00 pm On your day of arrival. Please do not arrive early in anticipation of getting the keys to your rental. Your envelope with your key won’t be ready until 4:00 pm and there will not be anyone at the key pick-up location to help you until then.

Checkout Time 10:00 am Please ensure you adhere to the departure time as scheduled. Every home must be thoroughly cleaned and inspected before the next rental guest arrives. We need time to prepare for the next rental guests and members of our crew will be there at that time. Failure to comply with the specified checkout time may result in additional fees.

A damage deposit is due upon your arrival. Said damage deposit shall not bear interest and shall be returned to the guest upon a peaceful termination of this Rental Agreement. Rental Guest agrees that any liability incurred under this Rental Agreement, which is the responsibility of the guest, shall not be limited to the amount of the security deposit given. Owner or Owners agent shall have the right to pursue all legal remedies to satisfy any claims arising under this contract. 

Cancellation Policy If you need to cancel before your arrival, the rental agent will try to rebook the time that you had originally booked with another guest. If the rental agent is unsuccessful in doing so, the rental deposit (half the rental rate) will be forfeited. If the rental agent can rebook the same period with another guest, a $100 cancellation fee will be held, and the remainder of your rental deposit will be refunded.

The capacity of this home is limited to the maximum occupancy number listed for the home on the website and your booking letter.  No additional day or night guests are allowed above this maximum number. The purpose of this capacity limit is to protect the subject property, especially the water and septic systems, and to follow all town permit laws. Violation may result in eviction and/or loss of your damage deposit. This number is strictly enforced. 

Rental Guests need to provide sheets, towels, blankets, clear garbage bags, and all paper products. These items will NOT be at the home.  

Home Inspection All rental homes are inspected before and after each occupant. Rental guests have full responsibility for damages incurred due to misuse, negligence, or missing items, over and above normal wear and tear. Rental guests are reminded to leave the home in the same condition it was found or additional repair and or cleaning fees may result. The rental agent/owner has the last say regarding these additional fees. 

Key Pick-Up Upon arrival in Old Forge, you will need to go to Julie Liddle’s Adirondack Vacation Rental Homes Inc. office – located at 2973 State Rt. 28 (Main Street) Old Forge. If you are traveling North, the building is on the left-hand side just past Keyes Pancake House.  It is the brown building on the corner. You will pick up your keys from our key pickup box. This box is located on the porch on the wall at our office. Your name will be on an envelope inside the box. Please take your envelope and read what is inside before you leave.  Please read everything and sign all papers if need be BEFORE you head to your rental home. If you have any questions, please give me a call. If no one answers, please leave a message and I will call you right back. This phone is checked frequently. The address for your rental home is listed on your confirmation. You can get directions with a GPS.

Upon Arrival please report any damage or other negative conditions to your rental agent. Each home is inspected thoroughly following each departure. Any item that is broken or missing on the interior or exterior will be assessed on a case-by-case basis. The decision of the owner and/or rental agent will be final, and the cost of the damages will be charged to you.

Remedy Limitations/Errors and Omissions In case the rental property is unavailable due to fire, acts of nature, or other conditions, the sole liability of the owner will be refunded of consideration tendered by the renter for the time the property is unavailable. The information contained herein is subject to errors and omissions. Property availability is subject to prior booking, sale, or withdrawal without notice. Each home is privately owned so items and offerings can change from time to time without notice and are not always guaranteed.​

No Pets Our vacation rental homes have a strict policy against allowing pets, including visiting ones. We kindly request you advise your family and friends to leave their pets at home. Failure to comply with this policy may result in eviction or additional fees. Thank you for your understanding.

Amenities Each home is privately owned and offers unique amenities. They are all equipped with cooking and eating utensils and small appliances. Please bring your sheets, towels, and blankets. Availability of TV, smart TVs, cable, radios, WIFI, phone, BBQ grill, washer and dryer, kitchen items, lawn and deck furniture, picnic table, outside fire pits, etc. varies from property to property and is not guaranteed. 

No smoking in or around the home Smoking includes all kinds of lighted materials to be inhaled, including cigarettes, marijuana, pipes, E-cigs, and cigars. Should traces of smoke or any other evidence of smoking be detected by the rental agent or owner during the rental term or on inspection after the term of the rental, the full security deposit is subject to forfeiture. This includes the outside of the home as well. 

Water Systems are typically supplied by a well and served by a septic tank. Please do not flush disposable napkins, feminine products, diapers, or anything other than toilet paper down the toilets. Please use a lined wastebasket for such disposals. Do not run water unnecessarily. If the power goes out at the home, please do not flush toilets until power is restored or you could lose the prime on the water pump. Please do not park on any lawn near the home septic could be under the lawn in some areas.

Swimming and Lake usage Swimming is at your own risk. Do not leave children unattended. Swim with a buddy.  

Garbage All garbage must be removed from the home at the time of your departure. If garbage is left, there will be a $25 per bag fee to remove it. Please make sure all garbage is in a recycled manner and clear garbage bags are used. All garbage needs to be taken to the Transfer Station located in Old Forge on McCauley Mountain Road or for Inlet guests, the Inlet Transfer Station is located on Limekiln Road. They are open during the week and on your departure date. Garbage may also be put out on Garbage Day in the morning only for Old Forge renters. Inlet doesn’t have garbage pick-up. Do not put trash out in the evening as this will attract wildlife.  If garbage is torn apart for any reason, it is the renter’s responsibility to clean up the area.

Wildlife The Adirondacks are rich in wildlife. Please respect their natural habitat by not feeding deer, bears, loons, or other animals. While wild animals may seem docile, especially bear and deer, please remember their behavior is unpredictable. Admire their beauty and take photos from a distance and please respect the delicate balance of nature by protecting their safety and yours. Keep all garbage out of their reach.

Fires Outside Fires in firepits only are to be kept under control. Outdoor fires and ashes must be doused with water when you leave them unattended. Outdoor fires are not permitted unless there is a designated firepit for them. Fires made in indoor fireplaces are to be kept small. Do not burn pine in indoor fireplaces or woodstoves. Know the location of fire extinguishers. Do not cut down any trees/limbs on the property for firewood.

Parking Vehicles may be parked on rental property only. Please do not intrude on neighboring areas, and do not park or drive on any part of the lawn area at any time.  Often a well or septic systems are located within the lawn area. 

Ingress and Egress Rental Guests shall use the grounds of the subject premises for parking, ONLY. It is understood that there will be no riding of snowmobiles or other such equipment around the property. 

Telephones and WiFi Telephones are not available in most of the rental homes. You will need to use your cell phone.  Most of our rental homes do offer WiFi but not all. Cell service is offered in the Old Forge, Eagle Bay, Big Moose, and Inlet areas. However, it can be spotty depending on your provider and is not guaranteed. 

Quiet Enjoyment Loud noises and intrusive behavior are not permitted.  Evening quiet hours are set from 10 pm to 7 am.  Unruly behavior may cause immediate eviction. Please respect everyone’s right to peacefulness. 

No sub-leasing of this rental home.

Departure The following items need to be addressed before you leave the home:

  • Clean out the refrigerator.
  • Remove all garbage and take it to the transfer stations. McCauley Mountain Road for Old Forge guests and Limekiln Lake Road for Inlet guests.
  • If you move any furniture inside or out, please put it back.
  • Wash and put away dishes.
  • Sweep 
  • Vacuum
  • Keys are to be left in the home on the kitchen table.
  • Any extraordinary cleaning, maintenance repairs, and moving of furniture that must be done after you leave the premises will result in additional fees.
  • Turn off all electrical appliances and lights. Please leave the heat on in the winter set at 55 degrees.

By agreeing to rent a property through Julie Liddle’s Adirondack Vacation Rental Home, you acknowledge and agree to the following terms regarding liability:

  1. Liability Limitation: Neither the rental agency nor the homeowner shall be held liable for any damages, accidents, or incidents incurred by the rental guest during their stay.
  2. Hold Harmless Clause: The rental agency and homeowners shall hold the rental guest harmless from and against any damages or losses to person or property caused by the lessee, other residents, or third parties, including but not limited to theft, burglary, assault, vandalism, or other crimes.
  3. Personal Property: The lessor shall not be liable for personal injury or damage to or loss of the lessee’s personal property (such as furniture, jewelry, trees, clothing, etc.) for any reason, including but not limited to damage caused by fire, flood, water leaks, rain, hail, ice, snow, explosions, interruption of utilities, or acts of God, unless such injury or damage is caused by the negligence of the lessor.

By accepting these terms and conditions, you release Julie Liddle’s Adirondack Vacation Rental Homes, and homeowners from any liability associated with your rental stay, and you agree to abide by all terms outlined herein.
